My name is Chris Pflum, and I am an experienced real estate investor. I am always looking for new opportunities and new partners to do them with.
Growing up, my parents owned many rental properties, and from an early age they got me involved in the maintenance and upkeep of them. I didn’t know it at the time, but I learned a lot about real estate during those years.
The seeds were planted, and I’ve been investing in real estate almost since graduating college.
My Approach
One of my first investments was a 9-unit mixed use property in Dayton, Ohio. I purchased, renovated, and rented out this property, eventually selling it. This project netted me a return of several hundred percent on my original cash invested. I was hooked.
I’ve done dozens of projects since then, from single family renovations to multi-family new construction, learning some valuable lessons along the way. One of those is that it’s not easy to find the types of projects that will provide the types of returns I’m looking for. But it’s best to have the patience to find them, because those are the ones that are typically the best investments.
I’ve also learned the power of syndication. By bringing in partners with like-minded goals, we’ve been able to do projects that we simply couldn’t do on our own individually. And the returns are just as great. On one recent project, my partners and I netted a 252% return on our investment.
I don’t do quick flips. I look for redevelopment opportunities where the ending equity will be substantially greater than my cash invested. And these projects usually take 2-3 years or more to complete and exit.
